The most famous phrase describing the three things that matter most in property investment is ‘location, location and location’. Peter Tanner, Managing Director of specialist town planning consultants Tanner & Tilley, will be driving this point home at the Henry Stewart Conference on 29 February*.

He will be examining the importance of careful site selection for what he calls ‘Care Developments’, a term he uses to cover Sheltered Housing, Homes for Assisted Living, Care Homes and Extra Care accommodation.

But he will go further, analysing, in detail, what makes a good location a good location.

Many factors contribute to ‘the ideal location’ with access to town centre and service facilities high on the list. Of prime importance in site selection is its suitability to support the optimum sizes for the different types of development.

Bringing together experience of hundreds of transactions Peter has strong opinions on the ‘Rules of Thumb’ guidance most suitable for use by Care Developers when undertaking initial assessments of the suitability and value of land. Up to date, accurate knowledge of building costs per meter and gross ‘floorspace per bedspace’ ratios are fundamental to spotting profitable opportunities.

As the market adage has it, you have to kiss an awful lot of frogs before you find a princess. He says that “as with many good stories recognising the princess even when hidden or disguised is the key to a happy ending”.

Rounding off his talk on the latest thinking and values in the Nursing Homes, Care Homes and Assisted Living Markets he will review how current planning changes are likely to affect the development process.“ All the big decisions affecting a development’s profitability are made well before the first brick is laid – and the assessments change as market conditions change” Peter explains.
